[12/30/09]都会房价 10月再升 10月份全国房价已经连续第五个月出现上扬,但是在史坦普/凯斯-席勒(Case-Shiller)指数追踪的20个城市中,只有11个城市房价上扬,显示复苏进程依旧脆弱。 29日公布的史坦普/凯斯-席勒指数显示,相比9月,10月20大城市的房价指数经季节因素调整後微升0.4%,达到145.36,优於9月的0.2%增幅,也是今年6月以来连续第五个月上扬。不进行季节性调整则同9月持平。相比去年10月,该指数已累积下滑7.3%,创2007年10月以来的最小跌幅。 10月房价变化符合经济学家的平均预测。不过很多经济学家也发出警告,认为进入冬季之後,加上政府对於法拍屋扶植力度逐渐减弱,房价还会再次下滑。 经济及政策研究中心主管贝克(Dean Baker)表示,「如果房价不再降至今年遭遇的低价之下,会让我感觉非常吃惊。房产市场供大於求的状况依然非常严重。」 BNP Paribas公司资深经济学家佩里特(Anna Piretti)则表示,「该报告显示房产价格的稳定性正在增加。很显然复苏速度非常缓慢,这也是因为需要消化数目可观的存量房产。我们预计11月会有一些对房产价格负面的影响,但是并不会改变逐渐稳定的趋势。」 从全国来看,各地区的房价差异很大。例如丹佛、华盛顿、明尼亚波利市以及旧金山等地已经出现连续六个月的上扬。 不过在芝加哥以及佛罗里达州的坦帕,10月房价仍比9月小幅下滑。在房价下滑最严重的拉斯维加斯也没有看到触底的迹象。该地房价已比2006年4月的最高价下滑超过56%。 在追踪的20个城市中,10月份有11个城市的房价比前月上升,八座城市下跌,成长幅度最大的是旧金山,增幅1.7%。而同一报告中的10城市房价指数,10月则出现走平,相比去年同期更下滑6.4%,在9月10城市房价指数则上扬0.5%。 |
