[12/30/09]房地产专家:美地产市场将见底 2010年买房好时机 房地产专家指出,对于有意购房者来说,2010年是个好时机,因为许多地方房价已经跌回到2003年的水平,固定按揭利率处于历史低位,明年6月之前首次购房者还可享受退税。 不过穆迪经济网首席经济学家赞迪建议:购房之前,先要想好了,你得有一份稳定的工作。 据《美国新闻和世界报道》分析,有意购房者要了解美国明年房地产市场的大趋势: 房价即将见底。经过3年下跌,房价近几个月已经趋稳,赞迪估计,全美平均房价在2010年第三季度见底,在这之前还有10%的下跌空间。 欠贷继续增加。到今年第三季,有七分之一的供房者欠贷或者被法拍,明年欠贷比率仍可能上升,目前四分之一供房者欠款多于房屋价值。 法拍向上蔓延。穆迪经济网预计,2010年被法拍房屋将达190万。将有更多昂贵的房屋被拍卖。 按揭利率上升。30年固定按揭利率今年11月下降至4.88%,但维斯研究所的拉森预计,2010年中期30年固定利率将回升5.5%左右,年底将升至6%。 买方市场仍存。购房者在2010年仍将有主动权,但手上的砝码渐渐减轻,讨价还价的余地不如今年。 今年1月平均实际购房价比挂牌价低4.6%,到10月份已减少到2.7%,预计2010年会进一步缩小。 调整救市政策。奥巴马政府帮助经济困难者保房的实际效果不如预期,政府可能在2010年进行调整,帮助真正的困难者,比如调低本金,或者变贷为租等。联邦房屋管理局帮助购房者减少首付的政策也会收紧。 |
