[1/13/10]关注美国地产市场走势 中国买家伺机而动 美国楼市持续低迷,为太平洋彼岸的中国买家创造了无数机会,各州的地产市场渐见华人身影。业者形容,华资目前虽未大量涌入,但中国投资者正在观望美国楼市何时复苏,时机成熟就会“登陆”。 佛州劳德岱尔堡的房地产经纪卡尔泽迪拉称,数周前收到一名自诩是中国买家的电邮,表示有意在当地购屋,考虑到当地鲜有中国人置业,他开始时还觉得事有可疑,直到对方汇款75万元入账,又聘请律师代办相关事宜,才相信这是一宗真正的委托交易。卡尔泽迪拉如今正为该名买家,物色价值在50万至100 万元之间的4睡房住宅。 环顾全国,在加州等华人传统聚居的地区以外,房地产市场均迎来了越来越多的中国顾客,虽然不少人仍只停留在问价阶段,正式达成的交易未算太多,但有地产业者憧憬,华资未来将成为楼市生力军。加州的华裔地产经纪王凯文表示,很多中国投资者仍相当审慎,来美国是看看市场情况,以便条件成熟后可以马上入市。 有经济师表示,所谓条件成熟,就是指美国楼市复苏,行业现在所见的,只是冰山一角而已。纽约的地产顾问亦表示,最近中国买家对当地物业的兴趣,较往年“多了无限倍”。 基于多项有利因素,房地产业对“陆客”寄予厚望。首先中国在经济起飞后,已形成了庞大的中产阶层。统计发现,中国的百万富翁数目去年已超过英国,跃升至全球第四位。其次市场专家形容,美国多地的房价过去一年贬值了25%至35%,价钱已相当吸引,但最受中国投资人青睐的,是美国楼市相对成熟,不像亚洲般大起大落。休斯敦的经纪肯尼夫 李说,中国客户首要追求的不是物业升值所带来的可观回报,而是市场的稳定。 |
