[1/24/10] 美国商业房地产价格一年来首次上涨 (华尔街日报)美国2009年11月份商业房地产价格较前一个月上涨1%,为一年多来首次按月增长,但穆迪投资者服务公司(Moody's Investors Services)认为商业地产价格将重拾跌势。 商业地产近期显现出一些活力,以致于经纪行摩根士丹利(Morgan Stanley)表示,该领域对美国经济的负面影响变得较为温和。不过,该行仍预计,美国商业地产行业的复苏将是“分阶段”跟“缓慢”的,同时今年商业地产的价值将继续保持稳定。 穆迪董事总经理Nick Levidy表示,尽管地产价值下滑最严重的时候可能已经过去,但该公司预计房地产行业的基本面将进一步恶化。2009年年中时房地产价格跌幅高达每月5%,因当时对商业房地产担忧加剧而且信贷仍十分紧张。 尽管11月出现增长,Moody's/Real 商用地产价格指数(Moody's/Real Commercial Property Price Indices)仍较峰值低43%。该指数是根据同一个房地产不同时期的售价而编制的。 11月的交易量下滑。共成交362笔交易,总价值41亿美元。 |
