[2/16/10] 美国2月份住房营建商信心指数上升

据全美住房建筑商协会和富国银行周二联合公布的报告显示,美国住房营建商2月份的信心指数上升至3个月以来的最高水平,表明在政府的扶持下,住房市场正在趋于稳定。



  报告显示,2月份美国住房营建商的信心指数从1月份的15点上升至17点,超出经济学家此前预期,该指数低于50点即表明大多数受访者认为住房市场状况疲软。彭博社调查显示,根据接受调查的46名经济学家的平均预期,2月份住房营建商信心指数将会上升至16点,预测范围在14点到17点之间。



  全美住房建筑商协会和富国银行从1985年1月份开始统计住房营建商信心指数,该指数去年的平均值为15点。



  报告还显示,2月份的现有单户型住房销售指数从1月份的15点上升至17点,住房购买者流量指数维持在12点不变,未来六个月中的销售预期指数则从1月份的26点上升至27点。



  按地域划分,2月份美国四大地区中有两个地区的住房营建商信心指数有所上升,其中南部地区从1月份的17点上升至19点,创下五个月以来的最高水平;中西部地区从11点上升至13点。与此相比,东北部地区2月份的住房营建商信心指数从1月份的20点下降至19点,西部地区则从15点下跌至14 点。



  分析师指出,美国政府延长和拓宽住房购买者抵税计划的措施可能会在今年上半年继续起到提振住房市场需求的作用;与此同时,住房营建商仍将不得不与上升中的抵押品赎回权丧失率做斗争,同时还面临着失业率居高不下的现实状况。根据美国政府此前作出的预测,失业率到年底仍将维持在9.5%附近。



  目前,上升中的抵押品赎回权丧失率正在导致住房库存增加,这可能导致住房营建商不愿兴建新屋。



  根据房地产数据机构RealtyTrac上个月作出的预测,今年被贷款商收回的美国住房数量可能会上触300万幢的历史新高,原因是高失业率和住房价值的缩水意味着借款人无法对其抵押贷款进行再融资或出售房产。
