    [4/25/10] 硅谷房屋中间价3月份同比回升三成

    硅谷所在的圣塔克拉拉县房市,上个月在法拍屋数量飙升的同时,房价也同步上扬。与去年同期相比,平均涨幅接近3成,为过去10年同期房价上涨最大的一个月。



      MDDataQuick地产资讯公司15日公布的数据显示,圣塔克拉拉县3月独立房屋销售的中间价比去年同期上涨了29%,回升到了55万元的平均水平,也比今年2月份的51万零500元中间价超出近4万元。记录表明,硅谷上一次房价大涨的月份是2000年10月,当时房屋销售的中间价是49万元。



      与此同时,圣塔克拉拉县公寓(Condominiums)的销售中间价也在上涨,上个月平均价上升到34万5000元,比2009年3月的中间价几乎高出一半。



      MDA DataQuick地产资讯公司负责人沃尔认为,硅谷上个月房屋中间价大幅度增长“不应该被视为房价飙升的一个证据来看”,这只是一个数据的统计。事实上,不同的数据表明房价在不同地区都有变化。总体而言,硅谷的房市还处于疲软的阶段。



      地产经纪人余女士表示,与去年同期水平相比,圣塔克拉拉县在过去数个月房价确实在持续上扬,主要原因是销售房屋的组合相对比较合理和正常。也就是说,在经过金融和房市危机过程之后,硅谷地区目前的房市在自行做出调整,高价下滑低价回升。



      与去年同期相比,南湾上个月房屋销售量也有27%的上扬,总共有1108个独立屋达成交易。



      在中半岛的圣马刁县,上个月房屋的中间价已跃升到70万元,比去年同期上升了27%,也比今年2月的60万元超出了10万元之多。同时,公寓的中间价也比去年同期上涨了27%,已达到37万5000元的平均水平。
