    [4/29/10]美国房价隐现反弹信号 纽约楼市开炒

    跌了三年多的楼市终于开始有了些许生机,而在此前,一些“先知先觉”的外国投资人已提早行动,大举潜入被视为房地产市场“风向标”的纽约市。



      前一轮的房地产热,将席勒房价指数在2006年7月推至纪录新高,在那之前的6年中,房价几乎翻了一倍。参与编制上述指数的凯斯教授表示,虽然房地产市场尚未出现强劲的复苏,但是已出现转机。巴克莱资本首席经济学家马基则表示,廉价房源充足,加上就业市场不断改善,均帮助支持了房地产需求。



      尽管如此,不少人仍对楼市是否已真正见底持怀疑态度。全球最大债券基金管理人--太平洋投资管理公司近日表示,房价不太可能“大幅”上升,楼市也不会很快复苏。该公司的抵押贷款担保证券主管西蒙认为,低价房去年已触底,但价格稍高的住宅可能要到今年晚些时候才见底。



      嗅觉灵敏的商人们早已开始行动。华尔街日报本周披露,过去12个月中,来自以色列、墨西哥和德国等地的投资人已大举介入纽约商业房地产市场,并屡屡在一些最热门的房地产交易中中标。



      据透露,新科全球首富—墨西哥电信大亨卡洛斯·斯利姆已签订合约,斥资1.4亿美元购买位于纽约第五大道417号的一幢11层的办公楼。而在去年,以色列投资控股公司IDB集团则以3.3亿美元的代价,接手了汇丰控股位于纽约的办公楼。此外,慕尼黑的GLL房地产合伙公司刚刚出资4190万美元,购买了位于纽约索霍区一幢建筑中约1.4万平方英尺的零售区。
