[5/16/10]双重优惠支撑南加州房屋市场 虽然经济还没有走出低谷,但是南加州各个县的房屋交易抬头,出现了价升、量增的趋势。洛杉矶华裔房地产专业人士认为,南加州地区的购房者,在联邦政府退税及加州地方抵税的双重优惠下,房屋市场得到了一定的支撑;暑期的换房高峰期过后,房屋市场的价格应该不会继续走高。 4月30日虽然已经过去了,但是一些春季首次购屋的业主有可能获得8000元联邦政府退税及加州地方抵税的双重优惠。其中,加州政府提供的首次购房业主,每人享受加州政府1万元抵税额 (Tax Credit),名额约有2万人。洛杉矶华裔房地产专业协会会长徐一飞表示,其中加州政府的先到先领1万元的退税优惠,从5月1日开始实施,适用于第一次买房子的人士。准备第一次买房子的华裔人士需要注意,这项退税还有名额,也有一些的收入限制,但是不限于购买新建的房屋;他表示,虽然是分3年退税,也是一笔不小的钱。但是,联邦政府提供的8000元退税,已经过期了,一些提交购屋协议,房子可以在6月30日之前过户的人士,还有希望获得加起来是1万8千元的优惠。 房地产经纪林女士表示,政府的政策激励许多对犹豫不决的租房客迅速入市买房,帮助加州房地产业更快复苏。根据第一季度的统计,南加六县今年3月房市喜传佳绩。不仅成交量比去年同期增加5%,且中间房价上扬14%,升至28万5000元。其中,洛杉矶县房价涨幅9.7%,升至32万9000元;橙县涨幅12.2%,增为43万2000元;圣地牙哥县房价激涨15.8%,中间房价达到33万元。业内的人士认为,目前是每年暑期的换房高峰期,好学区的房价有很强的支撑。如果暑期过后,政府的补贴也用完,房屋市场应该不会继续走高。 |
