[5/26/10]南加房市 緩慢復甦 南加州住宅市場今年4月出現銷量減少的罕見情況,但在沿海城市高價位屋成交量增加的幫助下,中間房價仍比去年同期提高15.4%,達到28萬5000元。業界專家指出,銀行法拍屋減少,住宅房市走上緩慢復甦之路。 今年4月南加六縣房屋成交量2萬299戶,比去年同期的2萬514戶減少1%,比今年3月的2萬476戶減少0.9%,也是22個月以來的第一次。但受惠於沿海高價位屋交易熱絡,中間房價從去年4月的24萬7000元升為28萬5000元。 總部位於聖地牙哥的MDA「快訊」(Data Quick)公司公布南加六縣4月份住宅市場情況,銀行法拍屋占所有再售屋的36%,去年同期銀行法拍屋高占再售屋總數的54%,顯示售價較低廉的法拍屋在減少中。 但房屋貸款市場、尤其是高額房貸,在銀行嚴控下可望而不可及,再加上就業前景未明,復甦之路仍然漫長。不過,銷售下滑也可能是買家為取得本月1日生效的加州政府提供首次購屋人與購買新屋者的1萬元退稅優惠而延遲完成交易。 再者,許多最後一刻趕搭聯邦8000元首次購屋人與6500元非首次購屋人退稅優惠計畫的買家,本月或下個月才會完成購屋交易。 Read more: 世界新聞網-洛杉磯 |
