[7/10/10]投资效益增 中资涌入旅馆业

近年南加州房地产市场持续下挫,无论住宅、商业的房价几近跌至谷底,再加上经济不景气因素,银行缩紧中小企业贷款(SBA),让法拍潮从住宅、商业大楼蔓延至旅馆,近期许多海外热钱,尤其是中资房地产业者,出现大手笔投资南加旅馆的现象。



南加州台湾旅馆业同业公会会长邓永征表示,南加商业不动产市场价格跌幅过深,其中包括旅馆业,许多面临经营及资金压力的旅馆业主,纷纷转手出售,近期除了美国本土的房地产投资客,来自中国、中东、台湾等地投资客,也颇看好南加的旅馆标的。



邓永征认为,过去100万元资本仅能购买十房的小型旅馆,如今投资效益两三倍扩张,同样价格可买20至30间房数的旅馆。



但也有房地产专家指出,虽目前旅馆价格已跌破三至五成,不过碍于经济萧条仍需时间复原,若银行价格不够优惠,明年底出手最为适当。目前南加房价已跌入谷底,许多房地产物业的价格,可能已下跌一半或仅剩三分之一,不过,现在银行贷款审核趋严,投资者须自备至少50%资金,像中资收购「万豪酒店」(Marriott Hotel LA Downtown),其中3100万美元、近50%资金,即来自中国银行的贷款,而非南加银行贷款。
