[7/15/10]南加6月房市 量价双扬

购屋人把握即将到期的联邦税务优惠计画,使得南加州六县6月房屋市场量价双扬。成交量比去年同期增加2.6%,共售出2万3871户。比5月增加7.2%,也是去年7月以来房屋成交量最多的一个月。中间房价30万元,比去年同期上扬13.2%。是连续第七个月年度上扬,但比5月下滑1.6%。



MDA快讯(DataQuick)公司公布的统计报告指出,南加六县6月房市量价齐扬的另一大原因是银行法拍屋减少,已从去年2月占待售屋市场56.7%的最高纪录,降为上个月的33.9%。再者,房价低的内陆帝国的待售屋减少,圣地牙哥与橙县等房价高地区成交房屋增加,都促使南加今年房价比去年深陷法拍屋泥沼时来得高。



包括洛杉矶县、橙县、圣地牙哥县、范杜拉县、圣伯纳汀诺县与河滨县在内的南加州,6月以橙县房屋成交量增加最多(3423户),比去年同期增加15.7。中间房价44万5000元比去年同期41万8000元增加6.5%。



洛杉矶县成交房屋7849户比一年前增加2.8%,中间房价33万5000元比一年前的32万元增加4.7%。圣地牙哥县上个月成交房屋3885户,比一年前的3692户增加5.2%;中间房价33万5500元比一年前的31万4250元增加6.8%。



快讯总裁John Walsh指出,市场已比一年前进步甚多,但杀价、赔售仍多。原因在于房贷市场融资紧绌,房贷利率创历史新低。但银行审核严格,没有两年完整报税与就业薪资纪录者,根本申请不到贷款,一大堆人有心购屋却只能望屋兴叹。
