    [8/11/10] 房價指數揚 復甦徵兆

    今年第二季度全國房屋交易十大熱區中,加州最「熱」排名榜首,比去年同期上升七位。



    全國房地產經紀資訊組織ZipRealty最新公布「房屋追蹤」的研究報告,調查全國33個大都會地區的5400個城市,在4月1日至6月30日之間的房屋交易中,100個最熱門城市中有91個地處加州,且平均成交價高於要價。位於排行榜前十名的六市地處北加州,由於房屋整齊、品質好,兼具良好的公共交通,因此在房市危機時,房價波動不至太大。



    位居榜首的柏克萊房屋平均要價約為57萬5000元,平均售價則為61萬9574元。



    標準普爾與凱斯─席勒指數(Standard & Poor's / Case-Shiller Index)日前公布全美20大城今年5月的房價,連續三個月上漲,比去年同期平均上漲4.6%。洛杉磯名列第十,5月的房價比4月上漲1.7%,比去年同期上漲9.7%。



    這項指數報告指出,房價指數上揚是經濟開始復甦的徵兆,有助於幫助消費者重拾信心。



    但有房產經紀表示,加州第二季度房市熱絡可能與聯邦政府退稅有關,購屋人把握即將到期的聯邦稅務優惠計畫,使得包括洛杉磯縣、橙縣、聖地牙哥縣、范杜拉縣、聖伯納汀諾縣與河濱縣在內的南加州六縣上月房屋市場平均價格上揚。



    但隨著退稅政策失效及高失業率,未來可能導致房屋買賣市場疲軟,增長工作機會是減少銀行收回房屋和貸款拖欠的關鍵。



    MDA快訊(DataQuick)總裁John Walsh指出,市場已比一年前進步甚多,但殺價、賠售仍多。



    南加州房價上揚主要是因為市場上銀行法拍屋較少,使得低價位房屋的價格上揚。洛杉磯轉售屋在南加州依舊是買方市場。
