[1/13/12]租屋痛苦指數降房市強心針

房地產研究瑞斯公司（Real-estate Research Firm Reis Inc.）最新調查報告指出，儘管公寓租金持續上升，2011年第四季度美國公寓的空屋率，下降到十年來的新低點。
瑞斯公司報告顯示，近期全美空屋率下降到5.2％，是自2001年年底出現最低空屋率以來的新低，並低過2006年美國爆發金融危機空屋率開始飆升前的最低點。

NFIB小企業信心指數（Small Business Optimism Index）也顯示，商業不動產市場，由於許多小商家營業銷售、聘雇人員及資本支出均有改善，財務能力回升，承租戶租屋痛苦指數呈現下降，有助提振市場。

CGM開發建設公司總裁李佩琴認為，出租公寓空屋率的下降，與許多白領中產階級失業或變窮有關，未必一定有助提振市場。

房地產經紀人Mark也表示，出租公寓的空屋率下降至新低，與市場供應不足也有很大關係，2011年市場推出的新公寓約有3萬7678棟，是31年來最低的推新案紀錄，比前年減少
