[1/14/12]銀行減收手續費 吸引屋主重貸 近來房貸利率屢創新低,吸引屋主重貸降低利息負擔,但最近房市仍疲軟,重貸熱潮卻降溫,最近各大銀行不得不推出優惠手段吸引屋主重貸。
華爾街日報報導。據HSH Associates統計,30年固定利率房貸平均利率已降至4.05%,而超過41萬7000元的高額房貸(jumbo mortgage)平均利率則為4.61%,洛杉磯加大房地產研究中心(Ziman Center for Real Estate)主任加百列(Stuart Gabriel)認為,房貸利率幾乎觸底,繼續大降幅度很有限。房地美首席經濟學家諾塞特(Frank E. Nothaft)則預期,今春之前房貸利率不會有大變化,但下半年可能會開始回升,「計畫申貸買房及重貸的屋主可把握時機出手」。 貸款百萬 過戶收五百 SMR Research總裁費斯坦(Stu Feldstein)表示,有些地區性及社區銀行推出重貸優惠,爭取更多重貸業務。譬如Valley National Bank針對新澤西州及賓州東部的屋主推出優惠方案是,房貸金額在100萬元以下,重貸過戶費一律499元。以平均2%的過戶費率而言,重貸40萬元房貸可因此省下7501元,且重貸金額越高「省越大」。 在加州、俄勒岡州及華盛頓州有服務據點的Union Bank則積極爭取收入較富裕的客戶,該銀行最近針對高額重貸推出優惠方案,「重貸金額400萬元以下不收額外費用」。客戶並可選擇將重貸相關收費併入房貸計算,若為該行客戶申請重貸則不需提供收入證明。 信用積分 抵減手續費 紐約花旗銀行房貸專員潘冠勝指出,近來申請重貸的華人客戶確實減少,因多數華人屋主已把握去年低利率完成申辦重貸,他預期今年申貸買房人數將增加。花旗銀行未針對重貸提供特殊優惠,但申貸購屋者可獲0.75%積點(credit),可依貸款金額選擇用於扣抵過戶費(closing cost)或降低房貸利率,「譬如申請房貸一萬元房貸可扣減過戶費75元」。 不過,房貸業者指出,申貸買房或重貸屋主仍須具備良好的信用分數,否則仍將影響房貸利率被調高。HSH Associates副總裁葛畢格(Keith Gumbinger)指出,重貸申請者應具備740分以上的信用分數,才能獲得低利率貸款。潘冠勝則說,信用分數在700分以上的申貸者,多數可取得最低利率,但「信用分數低於650分將難以享有最優惠利率」。紐約房貸仲介業者Northern Funding Corporation總裁崔克茲(Gene Tricozzi)舉例說,申貸者信用分數若低於700分,房貸利率將比平均高出0.25%至0.5%。 Read more: 世界新聞網-北美華文新聞、華商資訊 - 銀行減收手續費 吸引屋主重貸 |
