[1/22/12]就業好轉地區 房市將回暖 路透社報導,美國房市接連三年不振,據凱斯-席勒指數2011年10月統計,追蹤20大都會區中仍有19地區房價較前年同期下跌,平均下跌幅度為3.4%,但房地產資訊網站Trulia.com首席經濟學家柯寇(Jed Kolko)預期今年房市可望回暖,其中尤以德州奧斯汀(Austin)、休士頓(Houston)、加州聖荷西(San Jose)、麻州波士頓(Boston)及紐約州羅徹斯特(Rochester)等地行情最為看好。
柯寇認為,今年美國經濟若緩步回升,根據各地區就業市場近14個月來的發展紀錄,預期今年平均租金仍將上漲,且各地區房市開始回暖,但房價升幅不大。其中他特別點名奧斯汀、休士頓、聖荷西、波士頓及羅徹斯特等地「房價升幅將超乎平均水準」。 最令業界意外的是紐約州的羅徹斯特上榜,該市為老牌相機大廠科達公司(Kodak)總部,但科達近年來不斷縮編雇員,最近更傳出有意申請破產保護。柯寇分析,科達公司對羅徹斯特就業影響已逐漸減小,且當地近來吸引高端產業進駐,可望帶動房市復甦。 羅徹斯特大學(University of Rochester)房地產經濟及統計學教授陶樂斯‧康威(Dolores Conway)認為,就業市場直接影響房市表現,目前羅徹斯特健保業就業市場頗為強勁,而德州大型都會區也有健康的就業市場,「榜上有名不令人意外」。 柯寇指出,隨著違約房貸的房屋進入法拍程序,市面上的法拍屋數量仍不少,但今年房貸違約率可望下降。不過,隨美國經濟復甦,屢創新低的房貸利率可能在今年開始回升。柯寇說,租屋供不應求的情況會持續推升租金水準,但開發商也將迎合需求增建新租屋。 柏克萊加大副教授兼Cornerstone Wealth Management創辦人艾扎格(Rich Arzaga)說,租屋市場供不應求,主因在於現代年輕人並不急於購屋,統計也顯示買家年齡有所提升,「目前為數眾多的迴聲嬰兒潮(echo boomers)世代才20幾歲,他們可能長年租屋而居,使租金居高不下」。 柯寇提醒,房市雖可望於今年回暖,但買賣交易、上市屋及法拍屋數量仍很難恢復房市高峰時的水準。羅徹斯特大學教授康威也說,目前看來美國房市將不致於出現V型復甦,「有人認為房市可能走U型路線,但我認為更有可能是L型路線,未來幾年復甦長路漫漫」。 Read more: 世界新聞網-北美華文新聞、華商資訊 - 就業好轉地區 房市將回暖 |
