[1/24/12]洛縣商業樓租賃喜見復甦

洛杉磯縣的商業建築出租率，在歷經金融風暴後似有回溫趨勢。最新資料顯示，去年第四季不少閒置的辦公樓有新企業遷入，出租率正逐漸增加中。
儘管商業樓租賃市場數據依舊疲軟，但根據租賃仲介商表示，不少企業均看好未來景氣。Cushman & Wakefield地區負責人Joe Vargas說：「人們對他們的生意產生信心，不少現有商業樓房客均有意續約。」

幾年前因景氣不佳，諸多企業縮編甚至撤出，以致商業樓租賃市場遭受重挫，大部分公司均採守成態度，無意擴充規模。去年第四季，租賃市場開始轉變，新增的商業樓租客有77﹪為新企業。洛縣的商業樓空屋率為18.8﹪，與2010年相比持平，價錢為每平方呎2.50元。

Joe Vargas說，商業樓租賃市場還有段路要走，他形容現在是從洞窟爬出階段。上季最大的兩筆租賃案均在同一棟樓，那是前希爾頓飯店位於比佛利山的總部。United Talent Agency這家企業，同意租下12萬平方呎做為辦公室，同棟樓的鄰居是花花公子娛樂有限公司（Playboy Enterprise Inc.），他們租下位於Civic Center Drive側的4萬5000平方呎空間。

僅次於前兩筆較大的商業樓租賃，是運動飲料紅牛（Red Bull）租下Olympic Boulevard 的Westside Media Center。Joe Vargas說，確實有幾筆規模不小的交易進行，跡象顯示諸多企業對景氣抱持樂觀，這對商業樓租賃市場有正面效果
