南加中间房价接近谷底 加州4月份单一住宅销售比去年同期上涨49.2%,中间房价则下降36.5%,从去年同期的40万4470元跌至25万3040元。 协会副会长兼总经济师艾普顿.杨格表示,加州中间房价已连续两月涨价,之前九个月每月比前一年下降的趋势已终止。她认为,中间房价目前已在或接近底谷。与3月份相比,中间房价止跌回升的县包括洛杉矶县,升1.9%,圣地牙哥县升5.2%、范杜拉县升8.1%,但橙县、河滨县与圣伯纳汀诺县房价仍然下跌。 加州房地产经纪协会报告显示,房价在50万元以下的房子存货量由去年同期的十个月减少至不足三个月;但100万元以上的房子,存货量则由去年同期的10个月,增加至17个月,显示低价房正吸引很多首次购屋者,法拍或短售住宅出现短缺。 加州房地产经纪协会会长James Liptak表示,加州4月份成交住宅54万360栋,连续第八个月成交超过50万栋,与3月份相比,房子在市场停留的中间时间为48.7天,比去年同期的51.8天稍缩短。 |
