房地产拍卖会 陷阱多 很多人以为要买房地产在房地产拍卖的场合一定才可以买到物超所值的项目,这种想法是「是」,也是「不是」,怎麽说? 由於房地产拍卖公司也是良莠不齐,有经验,风评好的公司承接拍卖的项目有从银行、贷款公司所委托,举凡产权、欠税、屋况,甚至环保项目都查得一清二楚,过户费用亦明明白白,若在竞标的过程中又没有人抢标,或许你以市价的一半买得一片产业,既置产又赚钱,自是高兴不过。 既然拍卖的房地产有利可图,自己手上所拥有而且成为烫手山芋的房地产,是不是也可以透过拍卖的手法来解决呢?因为很多人以为房地产拍卖的场合就是可以捡到便宜货。买方若不在拍卖前细查,等买到手之後才知道买得便宜,却是买错了,後悔都来不及了。 17日有一个房地产拍卖会,推出的广告辞是「现金换产权」(Cash for Deed)就是现标下,马上过户,马上拥有产权。有房地产坐落在大休士顿各区,这在以往的房地产拍卖会上是少见的,因为通常在拍卖会上买下一片产业,只在拍卖会上交下2500元或5000元订金,经过7天或30天不等的时间,再把成交金额补齐才完成过户,真要反悔就把订金丢弃不去过户,卖方也拿你没办法。 很多房地产的项目是不亲临现场,不会了解为什麽要用拍卖的手法来处理的,以17日拍卖的一些项目为例,在凯蒂地区Fry路边有块地,L型的土地将出售,在这L型的土地前有小型购物中心、政府办公处、停车场都整齐有致。但是L型的土地一边是中间有条大水沟,另一边也是水沟边,这片地既然是排水沟,除了交税之外,实在是想不出能做什麽用途。 而59号公路北边有一条路叫Langley,有一片约半英亩的土地,从空照图或地点而言,看来都是不差,等到现场一看,有关单位插个公告牌说是洪水流动区,拍卖公司的拍卖告示就插在铁牌前,买方要告卖方欺骗,可能还不容易告赢呢!又一片地在45号公路西数百尺,围着一座教堂,等到现场一看,所谓的教堂却是殡仪馆,并不是殡仪馆的周边土地就没有前景,只是一般而言用途被限制,前景堪忧。 房地产是一个很有挑战的行业,同时也是一个有利可图的行业,然而每一栋房屋,每一块地都有自己的特色,谁能掌握这些产业的特色,谁就是胜利者。 |
